Wurtulla runs as a long, narrow suburb between Nicklin Way and the beach, and most of it was subdivided as the Kawana Estate pushed south through the 1970s and 1980s. Three things about that stock shape every job. The robe openings are period-standard, with headers often under 2.1 metres and walls out of square by a centimetre or more. The original hardware was almost universally bottom-rolling mirrored sliders, and forty years of coastal grit has finished the tracks. And the bedrooms, while a reasonable size, are rectangular and tightly furnished, so a hinged door frequently cannot swing clear of the bed.

Because owners here are generally staying put, the specification matters more than the styling. We measure the opening at three heights and scribe the frame to the wall instead of packing the gap, hang the doors from the top so grit cannot foul the running gear, and build in moisture-resistant board with high-impact edging.

Renovating a forty-year-old robe raises questions about what can be saved and what is worth replacing. Here is how we answer them.

My sliding doors have come off the track. Is that a repair or a replacement?

Either, and the measure will tell us. If the panels are straight and the mirrors are sound, converting to top-hung track and rebuilding the internals usually gets you most of the result for a fraction of the spend. If the frames are twisted or the mirror backing has gone, replacement is the honest answer and we will say so.

Why top-hung rather than a new floor track?

Because the floor track is where the failure happens. Sand and coastal grit work into a bottom roller and grind it out, and in a beachside suburb that is a matter of when, not if. Hanging the doors from above moves the running gear out of reach of the problem entirely.

My robe header is lower than standard. Does that rule out a proper fit-out?

Not at all, it just changes the layout. We use shallower drawers where depth is tight, double-hang in the sections where the height allows it, and run full-width shelving rather than leaving a strip of dead air. The gain in usable storage over a single rail is substantial even in a short cavity.

Will you have to damage the walls?

Rarely. We scribe the frame to the existing wall rather than cutting into it, and we fix into existing framing. On a forty-year-old wall there is sometimes paint damage where the old frame was silicone-fixed, which we point out at the measure so there are no surprises on install day.

How disruptive is the install in an occupied house?

It is one day per robe in most cases. We protect the floor coverings on the way through, work in a single room at a time, and take the old cabinetry away with us. The room is usable again the same evening.

Is it worth doing if we might sell in a few years?

Storage is one of the few renovations that reads immediately at an inspection, and a rebuilt robe presents far better than a failed slider. That said, if resale is the driver we would usually put the budget into the main bedroom and the linen press rather than every room.

Do you offer a warranty on work in an older home?

The same as everywhere else: a 7-year workmanship warranty on installed cabinetry and a lifetime hardware warranty on our ESIPAK range. The age of the house does not change the cover, because the cover is on our work.
