If you have moved into a new home at Bokarina Beach, you already know the robes were the line item that got trimmed. Bokarina is the newest suburb on this stretch of coast, almost none of its housing predates 2015, and the bulk of it has arrived with the Bokarina Beach masterplan. Lots are considerably smaller than the 700-square-metre blocks of the older Kawana suburbs, so the floor plans lean on volume instead of footprint: tall windows, raised ceilings, efficient bedrooms. Builders finish robes at a standard door height across the estate, which leaves a wide band of unused cavity in every room.
That is why the enquiry here sounds different. The house is two years old, nothing has failed, and there is simply nowhere left to store anything, with no shed and a garage already committed to bikes and boards. So we design vertically first. The cabinetry goes to the ceiling, the high-frequency zone sits at eye and hand level, and seasonal storage moves up behind full-height doors.

Upgrading storage in a nearly new home raises questions that older suburbs never ask. These are the ones we hear across the estate.
Can you really take the wardrobe to a 2.7-metre ceiling?
Yes, and in Bokarina we usually recommend it. Builder robes stop at door height, which strands around half a metre of cavity in most homes here. We carry the carcass to the ceiling line, scribe to any cornice, and put the low-frequency storage, suitcases, spare bedding, seasonal boxes, behind the upper doors.
Will this void my builder’s warranty?
Cabinetry we install is our work and carries our 7-year workmanship warranty. A robe fit-out does not touch the frame or the wet areas, so it does not normally affect structural or waterproofing cover. If you are still inside your defects liability period, we will put our scope of works in writing for your builder.
Can I keep the doors and just add the top section?
Often, and it is the best-value job in this suburb. If the builder’s doors are in good condition we can retain them, rebuild the internals behind, and add a new upper section above. We price that against a full replacement so you can see exactly what the difference buys.
My bedroom is small. Is custom worth it over a flat pack?
In small rooms it is usually worth more, not less. Fixed modules come in set widths, so a 1.8-metre opening loses 100 to 200mm to filler panels. We build to your exact measurement and reclaim that space. If budget is the driver, ask about ESIPAK, same manufacturing, cut to your dimensions, assembled by you.
Do you work in townhouses at Bokarina Beach?
Regularly. We handle building access, keep noisy work inside permitted hours, and use soft-close hardware throughout so nothing carries through a party wall. Where the body corporate wants notice or a scope of works, let us know early and we will provide it.
How do you fix a heavy robe to modern lightweight framing?
Carefully, and we check it before quoting. We locate the existing noggins, spread the load across multiple fixing points rather than concentrating it, and use appropriate fixings where we cannot reach framing. A drawer bank fully loaded is heavier than most people expect, and it needs to stay sitting true.
How soon can you start?
Measures in Bokarina can usually be booked within the week, we are six minutes away. From approved design and deposit, manufacturing runs four to six weeks at our own factory, and installation is generally one day per robe. The old cabinetry leaves with us.
